Tenants, receivers benefit from retail-center foreclosures
Paradise Bakery often complained to its landlord about the dirty parking lot and unkempt landscaping at its 67th Avenue and Beardsley Road location in Glendale.
It got no action until Sierra Real Estate Solutions was named receiver for the center this year. "We were able to make them happy," said Adrian Evarkiou, Sierra's director of real estate. He explained that receivers don't have the constraints many financially strapped landlords have and can get things done.

Forensic accountants follow the money
"We're seeing an increase in fraud-related cases, particularly in real small businesses that are relying on an office manager or trusted individual they've been using for years," said Josephine Giordano, director of Sierra Consulting Group LLC in Phoenix.
The median loss by organizations with fewer than 100 employees is $200,000 per incident, the fraud examiners' report noted.
Sierra Consulting, which offers fraud investigations and litigation support, is handling five fraud cases right now, double the number it handled in 2008. If history is a barometer, four of those cases will reach the courtroom, end in settlement or send someone to prison.
